It is a good question — and the answer is not the same for everyone. Innovista’s five G-Flat™ floor plans are each designed around a different block type, a different yard configuration and a different set of household needs. Choosing the right one from the start means the build fits the block properly, the layout works for the people who will live there and the finished G-Flat™ feels like a home — not an afterthought.

Why Floor Plan Choice Matters

The floor plan you choose shapes almost every other decision in the build. It determines how the G-Flat™ sits on your block, how it interacts with the setback requirements for your boundaries, how much yard remains for the primary dwelling and how the internal layout functions day to day.

A floor plan that is too wide for a narrow block creates a setback problem. A floor plan that is too long for a shallow rear yard pushes into the rear setback. Getting the floor plan right from the start avoids redesigns, permit delays and the frustration of a build that technically fits but does not really work. Your minimum block size is one input. Your block’s specific dimensions, orientation and available building envelope are the others.

The Stella G-Flat™: Built for Corner Blocks

The Stella is Innovista’s L-shape floor plan. It measures 11.4 metres along the primary wing and 2.9 metres along the return, giving it the ability to wrap around a corner without dominating the yard or crowding either frontage.

Inside, the Stella delivers a full two-bedroom, one-bathroom layout across 60sqm. The living and dining area runs along the main wing with the kitchen at the inner corner. Bedroom 1 at 12.97sqm and Bedroom 2 at 11.23sqm both include built-in robes. The L-shape is the defining feature — by wrapping around the corner rather than sitting square within it, the Stella respects both street frontage setbacks while using the corner position effectively.

The Aurora G-Flat™: Built for Tight and Side-Access Blocks

The Aurora runs 13.2 metres long by 4.5 metres wide. It runs along the boundary, making it the right choice when the available building corridor is slim and a wider footprint simply does not fit within the setbacks. Bedroom 1 at 13.48sqm sits at the far end with generous natural light. The Aurora’s slim 4.5 metre width is its defining characteristic — it fits within building corridors that rule out every other floor plan in the range. The walk-in robe in Bedroom 1 is a notable inclusion that maintains the sense of a properly appointed bedroom despite the narrow layout.

Best for: narrow suburban blocks, properties with side-access corridors, blocks where available rear yard width is constrained.

The Lana G-Flat™: Built for the Standard Suburban Backyard

The Lana at 9.9 metres wide by 6.1 metres deep is Innovista’s most popular and most versatile floor plan. Its balanced rectangular footprint fits comfortably in the rear yards of most Melbourne suburban blocks — the kind found throughout Melbourne’s established middle suburbs and outer growth corridors including Tarneit, Point Cook and Melton.

Inside, Bedroom 1 at 10.73sqm and Bedroom 2 at 9.76sqm sit symmetrically on either side of a central bathroom and laundry. The open-plan living and dining area at 20.69sqm faces the front entry, with the kitchen at 9sqm along the rear.

Best for: standard rectangular blocks in Melbourne’s established and growth corridor suburbs.

The Lana 2 G-Flat™: Built for Shared Living and Extended Family

The Lana 2 uses the same footprint as the Lana — 9.9 metres by 6.1 metres — with one significant difference: a second bathroom. Bathroom 1 sits adjacent to Bedroom 1 and Bathroom 2 adjacent to Bedroom 2. The dual-bathroom configuration is the Lana 2’s defining feature.

For a parent with dementia who needs close, reliable bathroom access through the night, the Lana 2 is significantly more practical than the single-bathroom Lana. The Sirius G-Flat™: Built for Wider, Open Blocks

The Sirius at 8.5 metres wide by 7 metres deep uses a square footprint that suits blocks where the rear yard is broad but not necessarily deep. Both bedrooms at a generous 4 by 3 metres each provide enough space for a workstation, additional storage or a reading area beyond the bed. The Sirius is notable for its large bedrooms relative to the overall 60sqm footprint.

Best for: wider blocks with a square or near-square rear yard configuration.

Choosing Your Finish Level

All five G-Flat™ floor plans are available across four finish levels. Packages typically start at approximately $198,000 for the Affordable finish and range up to around $265,000 for the Luxe finish — Innovista’s best seller, which includes 3m ceilings, a curved kitchen island, Bosch appliances, skylights in kitchen and bathroom, frameless walk-in shower, underfloor bathroom heating, multi-head split system and extended front and side decking.
