75m2 Granny Flat: 2 Bed, 2 Bath Layouts

Last updated October 2026

A 75m2 granny flat gives you room for two bedrooms and two bathrooms without squeezing the kitchen and living area. Since 15 October 2026, a small second dwelling in Victoria can have a floor area of up to 80 square metres, so a 75 square metre home now sits inside the limit with a little to spare. This guide looks at who a two bathroom layout suits, how ensuite and separate bathroom designs compare, and what to check before you plan one.

Key takeaways

  • The Victorian limit for a small second dwelling is now 80 square metres, so a 75m2 granny flat is within the rules.
  • A second bathroom gives two people their own space, which suits ageing parents with a carer, adult children and two unrelated tenants.
  • An ensuite plus a separate bathroom works well when one person needs privacy and the other hosts guests.
  • Accessibility is easier to plan with extra floor area, and access is now assessed at the building permit stage.
  • The standard G-Flat™ is 60m², and larger layouts are discussed and quoted after a free site assessment.

Why a 75m2 granny flat suits a two bathroom layout

A second bathroom takes up floor area. In a smaller home, adding one can mean a smaller bedroom or a tighter kitchen. A 75m2 granny flat generally has space for two bedrooms, two bathrooms and a comfortable open-plan living area, depending on the design and your site.

Our guide to the 80m2 granny flat rules in Victoria explains the October 2026 change in full. If you are weighing up a third bedroom instead of a second bathroom, see our 80m2 granny flat designs, and if you want something in between, read about the 70m2 granny flat.

Who a 2 bed, 2 bath granny flat works for

Two bathrooms change how a home is shared. Each person can follow their own routine without waiting.

Ageing parents with a carer

A parent who needs regular support may have a live-in carer or a family member who stays over. A second bathroom gives the carer their own space, while the main bathroom can be designed around the parent’s needs. Our guide to granny flat layouts for elderly parents covers the design points to think about.

Adult children

Adult children saving for their own home, or two siblings sharing, often want more independence than one shared bathroom allows. See our family guide to granny flats for adult children.

Renting to two people

A small second dwelling can be rented out, and residential tenancy laws apply, including rental minimum standards. Two unrelated tenants may find a layout with two bathrooms easier to share. Rents vary by suburb, finish and demand, so a local property manager is the right person to give you a rental appraisal. Our guide on how to legally rent out a granny flat in Victoria covers your obligations.

Ensuite or separate bathrooms?

There are two common ways to plan a 2 bed, 2 bath layout. The right choice depends on who will live there.

LayoutHow it worksSuits
Ensuite plus separate bathroomOne bedroom has its own ensuite; the second bathroom is off the hallway and used by the second bedroom and guestsA parent with a carer, a couple with a visiting family member, hosting guests
Two separate bathroomsEach bathroom is off the hallway or near each bedroom, with no ensuiteTwo adult children, siblings, two unrelated tenants

A few things to weigh up:

  • Privacy: an ensuite keeps one bathroom private, which helps when one person needs more support or more quiet.
  • Guests: a hallway bathroom lets visitors use the toilet without entering a bedroom.
  • Storage: a second bathroom uses floor area that could otherwise go to robes, so plan storage early.

Designing a 75m2 granny flat for accessibility

Extra floor area makes accessible design easier to fit. If a 75m2 granny flat is for an ageing parent or someone with mobility needs, consider:

  • wider hallways and doorways for walking frames or wheelchairs
  • a step-free entry and a hobless or low-threshold shower
  • space in the bathroom for grab rails to be added later
  • a bedroom close to the main bathroom

The planning requirement for an access pathway to a small second dwelling was deleted in October 2026. Access is now dealt with through the Livable Housing Design Standard, which is assessed at the building permit stage and may need to be considered at the design stage. Our guide to granny flat disability design goes into more detail.

If your building surveyor requires a ramp, it is not included in the G-Flat™ price and costs approximately $5,000 to $8,000.

The rules for a 75m2 granny flat in Victoria

Melbourne

A 75m2 granny flat is a small second dwelling under the planning rules. To qualify, it must:

  • have a total floor area of 80 square metres or less
  • be on the same lot as an existing home
  • be self-contained, with a kitchen sink, food preparation facilities, a bath or shower, a toilet and a wash basin

Floor area is measured from the outside surface of the external walls, or the centre of a party wall. Unroofed patios, pergolas, porches and terraces are not counted, and nor are roofed decks or verandahs attached to the dwelling.

Other rules that apply:

  • Planning permit: generally not required in residential and rural zones. One may be needed on a lot under 300 square metres in a residential zone, in some rural and green wedge zones, or where an overlay requires it.
  • Building permit: every small second dwelling needs one.
  • No subdivision: it cannot be subdivided or sold separately from the main home.
  • No car parking: a car space does not need to be provided.
  • Gas: it cannot be connected to reticulated natural gas under the current building rules.

The Victorian Government has said matching changes to the Building Regulations 2018 and Minister’s Guideline 12 are proposed to follow, so ask your building surveyor how a design over 60 square metres will be assessed. The official rules are on the Victorian Government small second dwellings page.

Is 75 square metres right for your block?

More floor area means a larger footprint, and every block is different. Before settling on a size, think about:

  • Space after setbacks: boundary setbacks and the distance from the main home reduce the area you can build on. See granny flat setback requirements.
  • Outdoor space: both households will want some yard, and a deck or verandah attached to the dwelling does not count towards the floor area.
  • Services: a larger home placed further from the main house may need longer runs for water, sewer and power.

For some households, a 60m² home with two bathrooms and a generous deck is enough. For others, the extra space of a 75m2 granny flat makes daily life easier.

What this means for G-Flat™

The standard G-Flat™ is a 60m², two bedroom, one bathroom turnkey home with five floor plans. One of them, the Lana 2, adds a second bathroom, so a two bathroom layout is already possible within 60m². See our 60m2 granny flat designs for how each plan works.

G-Flat™ designs can be customised to a degree, so a larger layout under the new 80 square metre limit can be discussed. We do not publish 75m² plans or prices. A larger layout is quoted after the free site assessment, once we understand your block and how the home will be used.

The standard 60m² G-Flat™ is priced from $195,000 across five finish levels.

Prices are a guide for a standard 60m², two bedroom G-Flat™ and depend on your site. Sites 70km or more from the Melbourne CBD attract a 12.5% regional surcharge, sites with no driveway or tight backyard access attract a $7,000 surcharge, and sloping or elevated sites can affect the final price. A free site assessment confirms the price for your block.

Frequently asked questions

Is a 75m2 granny flat allowed in Victoria?

Yes. Since 15 October 2026, a small second dwelling can be up to 80 square metres, so 75 square metres is within the limit, subject to the other small second dwelling rules.

Do I need a planning permit for a 75m2 granny flat?

Usually not in residential and rural zones. A permit may be needed on lots under 300 square metres in a residential zone or where an overlay requires one.

Does a deck count towards the 75 square metres?

No. Roofed decks and verandahs attached to the dwelling, and unroofed patios, pergolas, porches and terraces, are not counted.

Does Innovista have a 75m² G-Flat™ plan?

Not as a published plan. The standard G-Flat™ is 60m², and larger layouts are discussed and quoted after a free site assessment.
