Ask five builders what a granny flat costs and you’ll get five different answers, mostly because most quotes don’t tell you what’s actually included. Here’s ours, in full, with nothing added later.

Our Turnkey Promise
Every Innovista price is turnkey. It includes the building permit, site connection up to 10m, and the full build. Nothing gets added later that wasn’t disclosed at the start. That’s a deliberately different approach to the fixed price versus variable cost problem that trips up a lot of buyers.
Pricing by Tier
Four tiers, all built to a 60m² base with 2 bed/1 bath as standard:
- Affordable — $198,000. Steel stumps, timber subfloor, SPC hybrid flooring, Haier appliances.
- Homestead — $208,000. Concrete slab, pitched roof, concrete tiles, Hebel facade with render.
- Signature — $238,000. 40mm waterfall-edge stone benchtops, Electrolux appliances, 2.7m wardrobes.
- Luxe (best seller) — $265,000. 3m ceilings, dual skylights, Bosch appliances, multi-head air conditioning.
Want an extra bed or bathroom? Add $15,000. Happy with a single bed and bath? Subtract $20,000.
Surcharges We Always Disclose
Two surcharges apply on top of tier pricing, and we disclose both before you sign anything: a 12.5% regional surcharge for sites more than 70km from the Melbourne CBD, and a $7,000 surcharge where there’s no driveway or the backyard access is tight. Site works like retaining walls can also affect your final number depending on your block’s slope, covered in our guide to retaining wall costs.

Why the Cheapest Quote Often Isn’t
The cheapest quote on paper isn’t always the cheapest build once the “extras” start appearing. Our article on why cheap granny flats cost more long term walks through exactly how that happens and what to check for before you sign.
What Every Tier Includes, Regardless of Price
Every tier, regardless of price, comes with the same core inclusions: stone benchtops, hybrid SPC flooring, double-glazed thermally broken windows, soft-close cabinetry, Colorbond fascia and gutters, James Hardie Axon cladding, a reverse cycle split system, a European laundry, a 10-year structural warranty and a 6-month maintenance guarantee.
Frequently Asked Questions
Is the advertised price the final price? It’s turnkey and fixed at contract, subject to disclosed surcharges for regional distance or difficult access, confirmed at your site assessment.
What’s the cheapest tier and what does it include? Affordable, from $198,000, includes the same core inclusions as every other tier: stone benchtops, double glazing, Colorbond and a 10-year warranty.
Do all quotes in Melbourne work this way? No. Ask any builder for a complete, itemised breakdown before comparing prices, since “turnkey” isn’t always used consistently across the industry.
Every price above is subject to your specific site conditions. For an accurate figure, book a free site assessment on 0491 176 012 or enquiries@innovistagroup.com.au.
